Building a new home or commercial property in the greater Houston area means making important decisions about your wastewater system. If your property isn't connected to a municipal sewer, you'll need a septic system — and choosing the right one from the start saves money, prevents problems, and ensures compliance with local regulations.

Start with a Site Evaluation

Before anything else, a licensed septic professional must evaluate your property. This evaluation determines:

• Soil type — Clay, sandy, or loamy soil affects system type and drain field design
• Percolation rate — How quickly water drains through your soil
• Water table level — High water tables may require aerobic systems
• Lot size and layout — Available space for tank and drain field
• Topography — Slope and drainage patterns
• Existing features — Trees, structures, wells, and property lines

This evaluation is required for permitting and determines which system types are even possible for your property.

System Types for New Construction

Conventional Gravity Systems

The traditional, lowest-cost option. Best for properties with well-draining soil and adequate space. Wastewater flows by gravity from the tank to the drain field. Costs $5,000–$10,000.

Aerobic Treatment Units (ATUs)

Required in many Houston-area subdivisions with clay soil or high water tables. Uses oxygen to treat wastewater more completely, then pumps effluent to a spray field. Costs $10,000–$20,000+.

Low-Pressure Dosing Systems

A middle-ground option that uses a pump to distribute effluent evenly across the drain field. Suitable for properties with marginal soil or limited space.

Mound Systems

Used when soil conditions are very poor or the water table is very high. The drain field is built above ground level in a constructed sand mound. More expensive but necessary in challenging conditions.

Factors in Your Decision

Soil Type (The Most Important Factor)

Houston-area soils range from sandy loam to heavy clay. Clay soils don't drain well and often require aerobic systems or alternative drain field designs. A site evaluation and soil analysis will determine what's feasible.

Lot Size

Conventional systems need more space for the drain field. If your lot is small, an aerobic system with a spray field may be the better — or only — option.

Number of Bedrooms

System size is based on the number of bedrooms in your home, not the number of bathrooms. More bedrooms means a larger tank and drain field.

Water Table

In low-lying areas of Harris and Montgomery counties, the water table can be high. This limits system options and may require aerobic or mound systems.

Local Regulations

Each county has its own environmental health department with specific requirements. In many subdivisions, aerobic systems are mandated regardless of soil type. We handle all county permitting and ensure full TCEQ compliance.

The Permitting Process

Installing a septic system without a permit is illegal and can result in fines and mandatory removal. The permitting process includes:
